With the official implementation of relevant modular integrated building technical standards by the Ministry of Housing and Urban-Rural Development, many regions in China have successively introduced targeted incentive policies to support the development of the container modular residence industry. Core cities such as Guangzhou, Shanghai, and Hangzhou have taken the lead, offering a 6% plot ratio reward for projects with a modularization rate of no less than 50%, and including them in the priority procurement list for affordable housing and urban renewal. This effectively reduces enterprise development costs and enhances the enthusiasm for project implementation. Shanghai has even included container modular residences in the pilot project of "dual-purpose for peace and emergency" community supporting facilities, optimized the approval process, reduced the project approval cycle by more than 50%, helped quickly deploy idle land, and met the needs of emergency resettlement and daily supporting facilities. Currently, the domestic container modular residence market is in strong demand, with affordable housing, cultural tourism camps, and industrial dormitories becoming the three main application scenarios, and the industry as a whole showing a steady growth trend. According to industry estimates, the market scale is expected to continue to rise and gradually exceed 100 billion yuan. The dual drive of the continuous release of policy dividends and market demand will further promote the standardized and large-scale development of the industry, attracting more enterprises to enter the market and deploy their layouts.
